What is a Home Information Pack (HIP)?

A HIP is an information pack that contains a number of legal documents such as Title Deeds, search information, and an Energy Performance Certificate.

HIPs are required for most homes put on the market on or after the 14th December 2007. HIPs were put in place to bring together information at the start of the sales process to inform buyers about a property before they incur costs. Informed choice for buyers at the start helps reduce delays and eliminates wasted time for the seller.

Will the HIP include a Valuation?

No.

How long is a HIP valid for?

A HIP remains valid for as long as the property is on the market, however, if the property is taken off the market for more than 12 months then the HIP becomes invalid.

What do I do if I wish to put my property on the market after 14th December 2007?

Cost?

As a result of HIPS the cost of selling your home will increase by approximately £350 + VAT and we have a number of different packages to suit everyone from fully inclusive to paying for the HIP up front.
